What Really Matters?

Buying a home. The process can be stressful.  A home inspection is supposed to provide you with  the information necessary to make a prudent decision and give you Peace of Mind. You will be asked to absorb a lot of information in a short time. This will include a written report,  photographs, video and what the inspector himself says during the inspection. All this combined with the seller's disclosure and what you notice yourself can make the experience even more complex. What should you do?

Relax!  A great deal of your inspection information will be maintenance recommendations, life expectancies and minor imperfections. These are important, however, the issues that really matter likely will fall into one of these four categories:

• Major defects. An example of this would be a structural failure.
•  Things that lead to major defects. A small roof-flashing leak that could lead to major repairs
•  Things that may hinder your ability to finance, safely occupy or insure the home.
•  Safety hazards, such as elevated levels of Radon Gas.

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property.  Most sellers are very honest and are often surprised to learn of defects uncovered during an inspection.

No home is perfect. Keep things in perspective.  Buying a home is much like buying a pre-owned vehicle...there will be some minor scratches and dents but the home should be sound and have many years of safe and reliable service ahead for you and your family.
